หนังสือสัญญาขอเช่าอาคาร
เครสเทค ประเทศไทย (ต่อไปนี้เรียกว่า “CTH”) กับ กรุงเทพ เครสเทค (ต่อไปนี้เรียกว่า “BCR”) ได้ทำสัญญาขอเช่าอาคารกันดังต่อไปนี้
ข้อ1. (การตกลง)
CTHตกลงให้BCRเช่า และ BCRตกลงรับเช่าอาคาร(ต่อไปนี้เรียก “อาคารนี้”)ดังต่อไปนี้
สถานที่ตั้งของอาคาร :
ประเภท : สำนักงาน
ข้อ2. (วัตถุประสงค์ในการใช้งาน)
BCRเช่าอาคารนี้เพื่อใช้เป็นสำนักงาน ห้ามใช้เพื่อวัตถุประสงค์อื่นใดๆทั้งสิ้น
ข้อ3. (ระยะเวลาในการเช่า)
ระยะเวลาในการเช่า มีระยะเวลา 1 ปี นับตั้งแต่วันที่ เดือน ปี ถึงวันที่ เดือน ปี
ถ้าไม่มีการแจ้งยกเลิกสัญญาเป็นลายลักษณ์อักษรจากฝ่ายหนึ่งฝ่ายใดล่วงหน้าอย่างน้อย6เดือนก่อนสิ้นระยะเวลาเช่า ให้ถือว่าสัญญานี้ ได้ต่อสัญญาเช่าไปอีก1ปีโดยอัตโนมัติจากวันสิ้นระยะเวลาเช่า และหลังจากนี้ก็ให้ยึดเช่นนี้ตลอดไป
ข้อ4. (ค่าเช่า)
เค่าเช่ากำหนดไว้ที่ 7,000 บาทต่อเดือน และ BCRจะจ่ายค่าเช่าล่วงหน้าครึ่งปีตั้งแต่ของเดือนกรกฎาคมถึงเดือนธันวาคมในเดือนกรกฎาคม และจะจ่ายค่าเช่าล่วงหน้าครึ่งปีตั้งแต่ของเดือนมกราคมถึงเดือนมิถุนายนในเดือนมกราคม
ข้อ5. (การห้ามโอนสิทธิในการเช่า)
ห้ามBCRกระทำดังต่อไปนี้
(1) โอนสิทธิในการเช่า ให้เช่าช่วงอาคารนี้
(2) ให้บุคคลที่สามใช้อาคารนี้
ข้อ6. (การยกเลิกสัญญา)
ถ้า BCR กระทำแม้เพียงข้อหนึ่งข้อใดดังต่อไปนี้ CTHสามารถยกเลิกสัญญานี้ได้ โดยไม่ต้องบอกกล่าวล่วงหน้ากับBCRใดๆทั้งสิ้น
(1) กรณีละเลยการจ่ายค่าเช่านานกว่า6เดือน
(2) กรณีอื่นๆที่ผิดสัญญาฉบับนี้
ข้อ7. (การมอบส่งคืน)
กรณีสัญญาสิ้นสุดลง BCRจะจากออกไปจากสถานที่ตนเองครอบครองหรือรักษาไว้ทั้งหมด ด้วยค่าใช้จ่ายของตนเองก่อนถึงวันกำหนดที่ได้หารือไว้กับCTH และจะมอบส่งคืนอาคารนี้ด้วยสภาพเดิมโดยให้CTHมาเป็นพยานรับรู้
2 ในกรณีตามข้อเบื้องต้น BCRจะไม่เรียกร้องค่าขนย้าย ค่าย้ายออก และค่าอื่นๆประเภทเดียวกันใดๆทั้งสิ้นกับCTH
