การวิเคราะห์ความอ่อนไหวต่อการเปลี่ยนแปลง (Sensitivity analysis) โดยแบ่งออกเป็น 2 Scenario ซึ่งเป็นสมมติฐานเกี่ยวกับมูลค่าสุดท้าย (Terminal value) ของประมาณการ โดยมีรายละเอียด ดังนี้
Scenario 1: ประมาณการให้มูลค่าคงเหลือของอาคาร ณ สิ้นปีที่ 10, 20, 30 และ 40 เท่ากับ 80%, 60%, 40% และ 40% ของมูลค่าก่อสร้างเริ่มแรก ตามลำดับ สำหรับมูลค่าที่ดิน ณ ปีที่ 10, 20, 30 และ 40 ประมาณการให้เท่ากับมูลค่าตามบัญชีปรับให้เติบโตตามอัตราเงินเฟ้อ
