สัญญานี้ทำขึ้นระหว่าง บริษัทเอกาเตริน่า เทรดดิ้ง จำกัด ที่อยู่ 200/2-3 ซ.วัดบรมนิวาส ถ. พระราม 1 แขวง รองเมือง เขตปทุมวัน กรุงเทพมหานคร 10330 ซึ่งต่อไปในสัญญานี้จะเรียกว่า “ผู้ให้เช่า” ฝ่ายหนึ่งกับ นายอเล็กซี่ โบเซฟ หมายเลขพาสปอร์ตเลขที่ 51 No. 5835812 หมดอายุ 11 กรกฎาคม 2562 ที่อยู่ 2,4 เพชรเกษม 108 แยก 2 แขวงหนองค้างพลู เขตหนองแขม กรุงเทพมหานคร 10160 ซึ่งต่อไปในสัญญานี้เรียกว่า “ผู้เช่า” อีกฝ่ายหนึ่ง คู่สัญญาทั้งสองฝ่ายตกลงทำสัญญากัน มีข้อความ ดังต่อไปนี้

4. ผู้เช่า มีหน้าที่ต้องดูแลทรัพย์สินที่เช่าและบำรุง ซ่อมแซม ให้อยู่ในสภาพเรียบร้อยอยุ่เสมอ ทั้งต้องรักษาความสะอาดตลอดจนความสงบเรียบร้อยตามกฏหมายทุกประการ โดยค่าใช้จ่ายเป็นของผู้เช่า นอกจากความเสียหายในทรัพย์สินนั้นเกิดจากภัยพิบัติหรือเหตุทางธรรมชาติที่ไม่ได้เกิดจากผู้เช่า ผู้ให้เช่าจะต้องเป็นผู้รับผิดชอบต่อค่าใช้จ่ายในการซ่อมแซมนั้นๆ
5. ผู้เช่าไม่ใช้สถานที่เช่าเป็นที่เก็บวัตถุหรือสิ่งของที่ผิดกฏหมายหรือที่อาจเป็นอันตราย
6. ผู้เช่าไม่ทำการดัดแปลงหรือต่อเติมสถานที่เช่าทั้งหมดหรือแต่บางส่วน เว้นแต่จะได้รับความยินยอมเป็นหนังสือจากผู้ให้เช่า และหากผู้เช่าได้ทำการดัดแปลงหรือต่อเติมสิ่งใด ตามที่ได้รับความยินยอมแล้ว ผู้เช่ายอมยกกรรมสิทธิในทรัพย์สินนั้นให้ตกเป็นของผู้ให้เช่าทันที
7. ผู้เช่ายินยอมให้ผู้ให้เช่าหรือผู้แทนของผู้ให้เช่า มีสิทธิเข้าตรวจตราสภาพความเรียบร้อยของห้องที่เช่า ได้ตามเวลาและระยะอันสมควร
8. หากผู้เช่าผิดสัญญาข้อหนึ่งข้อใดผู้ให้เช่าย่อมทรงสิทธิไว้ในการกลับเข้าครอบครองทรัพย์สินที่เช่าตามสัญญานี้โดยพลันและผู้เช่ายอมให้ผู้ให้เช่าย้ายบุคคลหรือทรัพย์สินของผู้เช่าออกไปจากห้องเช่าตามสัญญานี้ได้ โดยผู้เช่าจะต้องเสียค่าใช้จ่ายในการดังกล่าวพร้อมค่าเสียหายที่เกิดขึ้นอันเกี่ยวเนื่องกับทรัพย์สินที่เช่านี้ทุกประการ ทั้งผู้ให้เช่าไม่ต้องคืนเงินค่าประกันการเช่าทั้งหมด
